A new Moorestown location for locally owned Giant Fitness and Jersey Girls Fitness Gym is targeting a mid-summer 2026 opening, bringing two full floors of fitness space to Route 38 in Burlington County.
The fully approved project will transform a former two-story office building into a 100% dedicated fitness center. One floor will house the co-ed Giant Fitness gym, while the second floor will be dedicated exclusively to the women-only Jersey Girls fitness center.

42Freeway first reported on the project approximately 18 months ago. Since then, local owner Sam Balducci has worked through two rounds of approvals with Moorestown officials. The first approval came in December 2024, when the project received a use variance allowing the former office building to be converted into a gym facility.
Following additional design revisions and discussions with Moorestown zoning and planning officials, the project returned for final site approval during the summer of 2025. Full approval for the building retrofit was granted in August 2025, with the township approving the official resolution in September.

As demand for traditional office space continues to decline nationwide due to the growth of remote work, the project represents a smart adaptive reuse of the property. The building sits just two properties away from the major Moorestown Mall and East Gate retail corridor, making it a highly visible and accessible location.
The mostlyy square building was originally developed with floor-to-ceiling glass exterior windowed walls around all sides of the building, which should make for an awesome open workout environment.
The new Giant Fitness and Jersey Girls gyms are positioned in an area surrounded by established suburban neighborhoods, office complexes, warehouse parks, and major retail destinations. The nearby transportation infrastructure is also a major advantage, with convenient access to Route 38, Route 73, and Interstate 295.

The upcoming fitness center is located on Route 38, just east of Moorestown Mall and directly across from Strawbridge Lake Park. Pleasant Valley Avenue is nearby, and the rear parking lot appears to offer internal roadway access into the surrounding office park and mall area without requiring drivers to re-enter Route 38.
Giant Fitness and Jersey Girls focus on fitness training and wellness, offering members a wide range of modern equipment and amenities, including:

The two gym brands do not offer fitness classes or daycare services. Instead, the focus is on state-of-the-art equipment and experienced trainers dedicated to helping members achieve their personal fitness goals.

Giant Fitness and Jersey Girls has a combined seven gym locations opened in the Philadelphia region, with six of them in New Jersey. Moorestown will be the eight address.
Giant Fitness owner Sam is a Camden County resident with a true “local guy” success story. Originally starting a moving company, he developed an expertise in relocating gym equipment…. including the ability to move full gyms in just a day or two!
That experience brought him closer to the gym industry and lead him to start the Giant Fitness brand. With a focus on providing the best experience for his members, Sam now owns every building/property that his gyms are located in.

The Jersey Girls women’s fitness centers have proven to be a very successful addition for the family, and that idea (and management) for Jersey Girls came from Sam’s daughter Britney! A true local success story!
